Résumé:
The towns are now characterized by fragmented, dispersed urban fabric, spreading over very large areas with low densities farther and farther toward the peripheries. This spread urban growth increase is considered responsible for many environmental, social and environmental problems. Indeed, urban sprawl not only leads to a waste of land and natural resources, but also to increasing costs of infrastructure, social disparities and a deteriorating quality of life.
Faced to these review, mastery of urban sprawl has become the main target of any urban policy to reduce the negative impacts of this process and ensure sustainable urban development. In this context, our research enters in the debate on the fight against urban sprawl and on sustainable urban development. Indeed, several alternative solutions were offers to the sprawling city model. Our work in this memory focuses mainly on the strategy of rebuilding of the city on the city from the conversion of industrial wastelands.
These derelicts sites by industry, usually as a result of economic changes, constitute now large lands to regain for a qualified intensification of the urban tissue, a fundamental condition of sustainable urban development. Through their strategic situations, often in the heart of built tissue, industrial wastelands represent a real potential for development within the city permitting simultaneously counteract the phenomenon of urban sprawl and revitalize certain urban areas, or even restructure the functioning of cities.
Based on review that the current trend of extensive urbanization does not respond the criteria of sustainable development and that a qualified intensification of the built environment can lead to greater sustainability, the present work focuses on evaluation of the potential offered by industrial wastelands to curb the wasting of urban lands and their capacities to contribute to ensuring a durable urban development.
Taking as example the city of Mostaganem, this memory proposes to appreciate the opportunities that procure the industrial wastelands located on the territory of the city, notably to redirect the direction of urbanization to the inside of the urban tissue. This analysis will also verify the possibility of conversion operations of these wastelands to realize the principles of durable urbanism, and thus, ensure a sustainable urban development of the city.
