Gestion, planification et méthodes de contrôle d’un chantier de bâtiment

Abstract

تتناول هذه األطروحة لنيل شهادة الماستر األكاديمي في الهندسة المدنية، تخصص هياكل، أساليب التسيير والتخطيط ومراقبة الجودة في مواقع بناء المباني، من خالل مقاربة نظرية وتطبيقية. تتضمن أربعة فصول متكاملة: يعرض الفصل األول مبادئ التنظيم العلمي للعمل وهيكل مؤسسات البناء. يتناول الفصل الثاني مفاهيم تسيير وتخطيط مواقع البناء، بما يشمل الفاعلين، والقيود الثالثية، ومرحلة اإلعداد، وإدارة المخاطر. يختص الفصل الثالث بالمتابعة والرقابة الميدانية: مؤشرات التقدم المادي والمالي، أدوات التخطيط الزمني، مؤشرات األداء )إدارة القيمة المكتسبة EVM). في الفصل الرابع، يُجرى تحليل شامل لحالة عملية تتعلق شهراً ببناء عمارة سكنية من أربعة طوابق بمستغانم، تشمل التخطيط على مدار 24 ومراقبة جودة الخرسانة المسلحة وتحليل األداء في منتصف المشروع. الكلمات المفتاحية: تسيير ورشة البناء، التخطيط CPM، مراقبة جودة الخرسانة المسلحة، إدارة القيمة المكتسبة )EVM)، مؤشرات األداء، المخطط الزمني GANTT، التشريع الجزائري )2024 RPA، DTR، CTC، CNAS)، عمارة +4R، مستغانم. RESUME Ce mémoire de Master 2 en Génie Civil, spécialité Structures, traite des méthodes de gestion, de planification et de contrôle des chantiers de bâtiment, à travers une approche à la fois théorique et pratique. Il s'articule en quatre chapitres complémentaires. Le Chapitre I présente les fondements de l'Organisation Scientifique du Travail (OST) et la structure interne des entreprises de construction. Le Chapitre II développe les concepts de gestion et de planification des chantiers : acteurs, triple contrainte Qualité-Délai-Coût, phase préparatoire, gestion des risques et principes fondamentaux. Le Chapitre III est consacré au contrôle, au suivi et au pilotage opérationnel des travaux : méthodes d'avancement physique vs financier, outils de planification temporelle (GANTT-CPM, Planning Chemin de Fer), indicateurs de performance (EVM, KPIs), gestion des retards et processus de réception. Le Chapitre IV constitue le volet applicatif : une étude de cas complète portant sur la construction d'un immeuble résidentiel R+4 à Mostaganem, incluant la planification CPM sur 24 mois, le contrôle qualité du béton armé (RPA 2024), l'analyse EVM à mi-parcours et les enseignements pratiques tirés des difficultés rencontrées. ABSTRACT This Master 2 dissertation in Civil Engineering (Structures specialty) addresses the methods of management, planning and quality control of building construction sites, through both a theoretical and practical approach. It is organized into four complementary chapters. Chapter I presents the foundations of Scientific Work Organization (OST/SWO) and the internal structure of construction companies. Chapter II develops site management and planning concepts: stakeholders, the Quality-Cost-Delay triple constraint, preparatory phase, risk management and fundamental principles. Chapter III is dedicated to operational control, monitoring and steering of construction works: physical vs. financial advancement methods, time planning tools (GANTT-CPM, Linear scheduling TILOS), performance indicators (EVM, KPIs), delay management and the reception process. Chapter IV constitutes the applied section: a complete case study on the construction of an R+4 residential building in Mostaganem, covering 24- month CPM scheduling, reinforced concrete quality control under RPA 2024, mid-term EVM analysis and lessons learned.
